Keep lowering the price

Chase the market down until you meet a buyer. Every cut takes another bite out of the equity you were counting on, and your move waits until it works.

Take it off the market

Stay in the home and wait for values to come back. No loss on paper, but no move either, and nobody can tell you how long the wait is.

Rent it and get where you're going

Lease the home and make your move now. In many cases the rent covers the mortgage and carrying costs, and you can sell later, once the market has come back.

Renting doesn't have to put your next step on hold.

Qualify for your next home

A signed lease can count as income when a lender qualifies you for a new loan, so you may be able to buy again before this home sells.

Cash for the move

Once a lease is signed, our Rent Advance can pay qualified owners up to 11 months of rent up front to apply toward a down payment, moving costs, or whatever comes next.

Neither one is automatic. Whether rental income counts toward a new loan is up to your lender, and Rent Advance is subject to approval and its terms. Both have tradeoffs, and we'll cover them on the call.
